Stated Policy

Welcome to your new home with Willow Home Rental. It is very important for you to review the following stated policy regarding paying rent on time and procedures according to your signed lease agreement.

Rent is due on the 1st of the month. This means that rent must be received by your property manager by the 1st of each month.

If rent is not received by the 1st day of the month, you will receive a Notice of Default. The Notice of Default and all subsequent notices are legal documents that the court will use during the eviction process if necessary. If you receive excessive Notices of Default, it may also become grounds for eviction.

If rent is not received by the 5th of the month, late fees will begin according to your lease agreement and you will receive a 3 Day Notice to Vacate the Property.

    After the 3 day notice to vacate, if you still have not paid the rent and the accumulated late fees or you have not moved out of the property after the 3 days, an eviction will be filed with the court and you will be removed from the property.

     

    You should avoid an eviction at all costs. Evictions go on your record making it extremely difficult to ever rent in the future. A judgment is also placed on your record.

     

    Please pay on time to avoid any history of late payments. All late rent payments will be reported to the credit bureaus and it will affect your credit score.
